How long can you expect it to take for us to start managing your rental property?
Our team of property managers will be ready within the first 24 hours following the signing of the property management agreement.
Is there an estimated timeframe for finding tenants?
Our goal is to find qualified tenants as soon as possible to avoid any vacancies. In order to achieve this, we make use of various advertising platforms.
How do application fees work?
When submitting an application, all prospective tenants must pay a fee. This fee is used to run background, criminal, credit, and employment checks.
What process is used to determine my property's rent?
DRP will use recent rental data, including current and historic rental rates in your neighborhood to determine a highly competitive rental price.
How is the rent collected?
We only accept secure online payments through our tenant portal.
If I prefer direct deposits, is that option available to me?
Great news! We process all payments through our secure online owner portal. Payment is made to y our account by EFT (Electronic Fund Transfer).
Do you have a tenant screening process in place?
Yes, we screen all prospective tenants ensuring that we check their credit history, criminal history, and perform employment verification. We will also conduct a prior tenancy verification. The reports have been chosen to lower the risk of admitting a problematic tenant.
Can I stick with my current insurance coverage?
Please be sure to check with your insurer to verify that you keep adequate coverage. Before we start to manage your rental, we’ll need to see proof of your insurance. It should be noted that your insurance will not cover a tenants' personal belongings. All tenants are required to have renter’s insurance.
What do tenants have to do before moving in?
Once your tenant is approved, they will sign the lease and pay the security deposit. We intro-duce them to the tenant portal and schedule their move-in inspection. Any building move-in fees and first month’s rent is due prior to receipt of keys.
How does a tenant get cleared from their lease?
When a tenant is planning to move out, we will thoroughly inspect the property's condition. They will then get the approval and their security deposit with be returned. If damage is noted, we repair/replace the affected items and return the remaining deposit.
What kinds of inspections are conducted?
We conduct Move-In and Move-Out inspections for every property. We also conduct semi-annual inspections to make sure the property is in good working order. Also, whenever our maintenance tech is at the property, we check drains, pipes and general conditions.
How are utilities organized?
When tenants move into the property, all the utilities that aren’t included in the lease will be put in their name. Utilities will be transferred back to the owner during any vacancy period. DRP will ensure that utilities are transferred accordingly.
What happens if my tenant doesn't pay their rent on time?
Our detailed lease agreements contain strict rules regarding late or missed rent payment. Tenants will have to promptly pay the late fees upon receiving the notice. Continued payment default will result in an eviction. DRP proudly boasts an eviction rate of 0%!
What policies are there for property damage?
DRP will assess damage or maintenance items. We will direct all repairs to our in house technician or local licensed partners. Before starting the repairs, we'll confirm tenant liability and inform you of the details. If necessary, we will see your permission for repairs over $300, we will then begin work as soon as possible. All repair work and maintenance is conducted usin in house technicians at the lowest possible price.
What reports will I be able to access?
You can access a multitude of reports when using your owner portal. These reports include statements for income and expenses, leases and management agreements.
Should I welcome pets or smokers?
Allowing smokers and pets into your rentals isn't something you’re obligated to do. You should note that being too strict with pet policies could result in the loss of a considerable number of prospects. As for smoking, we forbid it in all the rentals. Should we discover evidence of smoking, the tenants will be required to pay for any relevant damages & repairs.
Will hiring a property manager result in a loss of control?
No, hiring a property manager means you still have a say in decisions that are made. The DRP Management team will gladly answer any questions related to the management of your property and we are available to strategize on your investment objectives.
